Brigade Banashankari - Review and Pre-Launch Assessment

Editorial note. This is a pre-launch assessment, not a resident review. Brigade Banashankari has no residents, no completed buildings, no resale transactions and no buyer feedback base, because nothing has been built and nothing has been sold. It is also not registered with the Karnataka Real Estate Regulatory Authority, which means that under Section 3 of the Real Estate (Regulation and Development) Act 2016 it cannot lawfully be advertised, marketed, booked or sold until registration is granted. Brigade has not announced a marketing name either; the scheme circulates as Brigade Banashankari or Brigade Uttarahalli, and we use the first as a working title. For buyer-fit reading, Brigade Belvedere is useful because the right project for an investor can still be wrong for an end user, and the review has to separate those cases.

Why Brigade Banashankari is better documented than most pre-launch projects

What can be assessed rigorously at this stage is the primary documentation, the developer's audited and filed record, the micro-market's measurable fundamentals, and the specific risks a buyer should track between now and the sale agreement. That is what this page does.

Most pre-launch pages in this market rest on a brochure and a rumour. This one rests on a signed certificate. The State Environment Impact Assessment Authority, Karnataka, granted Environmental Clearance on 13 May 2026 under EC identification number EC26C3801KA5414542N (proposal SIA/KA/INFRA2/570476/2026, state file SEIAA 108 CON 2026), on an application made on 23 March 2026, with the expert appraisal committee recommending on 2 April 2026 and the authority deciding on 22 April 2026. The applicant is M/s Brigade Enterprises Limited at the World Trade Centre, Brigade Gateway Campus, and the clearance was copied to the Chief Commissioner, Greater Bengaluru Authority.

The certificate's own subject line describes a "Proposed Brigade Residential Development at Sy. Nos. 83, 84/1 & 84/2 of Uttarahalli Village, Uttarahalli Hobli, Bengaluru South Taluk". That is the address of record, and it is the only address a buyer should treat as authoritative.

Developer reputation on the record — Brigade Enterprises Limited

Brigade Enterprises Limited is a listed developer (BSE 532929, NSE BRIGADE, CIN L85110KA1995PLC019126), founded in 1986, with a delivered record of 300 or more buildings and over 100 million square feet. Its board is led by Executive Chairman M R Jaishankar with Pavitra Shankar as Managing Director and Nirupa Shankar as Joint Managing Director, alongside three further executive directors and six independent directors. The promoter group held 41% as at 31 March 2026.

We publish the pre-sales decline because it is the number a buyer should see. FY26 pre-sales fell 5% and residential volume fell 17%; realisation rose 9%, which means Brigade sold less at higher prices. The balance sheet absorbing that is strong — net debt to equity of 0.27 and a cost of debt of 7.57% are comfortable, and the two agency ratings are investment grade. Brigade also has a genuine second engine: by FY26 EBITDA, leasing contributed Rs 906 crore against real estate's Rs 525 crore, so the group is not dependent on the residential sales cycle to service its obligations. For a buyer whose money will sit in a multi-year construction programme, that structural diversification matters more than a single year's pre-sales print.

Forward disclosure supports continued activity in this market rather than a retreat from it: an ongoing book of 30.87 million sq ft, an upcoming book of 16.10 million sq ft, and an FY27 launch pipeline of roughly 12 million sq ft across four quarters, of which six residential projects are in Bengaluru.

South Bengaluru is not new ground for Brigade

Brigade's south-Bengaluru registrations at the Karnataka authority are all project registrations — Karnataka numbers containing /PR/ — and all are held by Brigade Enterprises Limited itself:

Azalea at Brigade Meadows was registered days before this assessment was written, which is the freshest possible evidence that Brigade is actively committing capital to this corridor rather than sitting on legacy stock. Note the contrast that matters: those are registered projects and this one is not. The registration is what converts a plan into an enforceable commitment.

How Brigade Banashankari sits against the developer's own Bengaluru portfolio

The Environmental Clearance records Tower A and Tower B as 4 basements plus ground plus 40 upper floors — 41 levels above ground, which is why the loose shorthand "a 40-storey tower" understates it slightly. This is a taller residential configuration than Brigade's established Bengaluru work.

Be careful how that is framed, because a great deal of circulating copy overstates it. This is not a company first. Brigade's own editorial describes its residential towers at Brigade Gateway, Neopolis in Kokapet, Hyderabad, as G+57. Within Bengaluru, we found no Brigade residential building on the public record taller than Brigade Exotica, commonly listed at 35 floors, so this configuration would appear to be among the tallest residential towers Brigade has built in the city — but "appear to be" is the correct strength. Brigade's own corporate timeline describes Exotica only as one of the tallest residential towers in Bengaluru rather than the tallest, no primary document confirms its floor count, and no complete public list of Brigade's in-construction towers exists. Anyone stating flatly that this will be Brigade's tallest anything is going beyond the evidence.

No height in metres has been published. The certificate records floors and is silent on height. Forty-one above-ground levels at a 3.00 to 3.15 metre floor-to-floor, plus services and parapet, works out to roughly 128 to 134 metres — that is our arithmetic and an estimate, not a specification. A height clearance from the Airports Authority of India is a required approval for a building of this class in Bengaluru, and we make no claim that it has been obtained.

The three-way disagreement over "Banashankari 6th Stage"

The project is widely searched as Brigade Banashankari 6th Stage, and it is worth being direct about why that label is unsafe. The client information sheet says 6th Stage. Brigade's own Regulation 30 filing to the exchanges on 22 September 2025 says 5th Stage. The Environmental Clearance, which is the authoritative primary document, says neither — it gives only Sy. Nos. 83, 84/1 and 84/2 of Uttarahalli Village, Uttarahalli Hobli.

Those are not interchangeable descriptions. Banashankari 6th Stage proper is a BDA layout formed over Hemmigepura and Ganakallu villages in Kengeri Hobli, which is a different hobli. This parcel carries live revenue survey numbers in Uttarahalli Hobli, meaning it is private revenue land rather than formed BDA layout land. "Banashankari" is a fair description of the surrounding market area; "Banashankari 6th Stage" is not this project's address.

That distinction happens to work in a buyer's favour on the Turahalli question. The forest buffer litigation that has frozen roughly two thousand sites concerns BDA sites in the layout area. This is not one of them. That is a genuine reassurance, and it should still be confirmed independently through an encumbrance certificate and a title flow on the three survey numbers.

Turahalli Forest — what is and is not true

Turahalli is a real reserved forest of about 590 acres and the filing declares it 0.6 km from the site. Two corrections to the marketing version. First, the reserve section is closed to the public; the accessible Tree Park entrance is a 5.26 to 5.54 km drive, because the road network takes a long way round from a point that looks close on a map. Second, no apartment here should be sold on a "forest view". At 0.6 km with intervening development, that claim is not supportable. What is supportable, and is genuinely valuable, is a large protected green mass under a kilometre away that will not be built on.

Micro-market fundamentals — Uttarahalli and the Banashankari belt

This belt's proposition is not a commute play, and copy that pretends otherwise will not survive a buyer's first search. It is a settled, well-serviced, family-oriented south-west address. The evidence for that is unusually strong.

One caution that matters for the daily school run: National Public School, Banashankari sits 0.29 km away in a straight line but 1.75 km by road — a detour factor of six, the sharpest on this site. Straight-line figures here are actively misleading and we publish none of them as distances.

Employment. The nearest real office cluster is west, not south-east: the Mindtree Global Village Tech Park on Mysore Road at 5.36 km by road. The Bannerghatta Road office belt is about 11.9 km and the Central Silk Board and southern Outer Ring Road area about 12.9 km. Electronic City is 25.60 km by road against 16.15 km in a straight line, which is a serious peak-hour exposure by car. The honest framing is that for Electronic City the rail option is better than the road option — Green Line north from Vajarahalli to RV Road, then an interchange onto the Yellow Line, which opened to public service on 11 August 2025 and bypasses the Silk Board road bottleneck. There is no single-seat journey, and we publish no end-to-end journey time; the Yellow Line opened at a 25-minute headway and was later improved to roughly seven minutes, which should be confirmed with BMRCL before anyone relies on it.

Transit. Vajarahalli on the operational Green Line is the nearest station at 4.26 km by road, followed by Thalaghattapura at 5.25 km and Doddakallasandra at 5.58 km. Pattanagere on the Purple Line is 6.14 km, so two lines are within range — a real advantage over single-line addresses. All of these are car or auto trips rather than walks. We were unable to confirm whether a dedicated feeder bus serves Vajarahalli, and treat that as an open question rather than a finding.

Two things this belt is often oversold on. NICE Road is a controlled-access expressway, and the toll plazas that look close on a map have no local entry from the Uttarahalli side — the nearest plaza is 2.62 km on the map but 15.95 km by road, and the only genuinely usable entry is the western Kengeri-side toll at 5.40 km. And Metro Phase 3 does not place a station in Uttarahalli or Banashankari; its Orange Line runs along the western Outer Ring Road with intermediate stations reported roughly four kilometres north-east of here, was approved by the Union Cabinet in August 2024 at about Rs 15,611 crore and is targeted around 2031, with all specifics still provisional. A Green Line extension south towards Harohalli exists only as a proposed Phase 4 corridor with no sanction, no approved detailed project report and no timeline. Neither should be priced in.

Rates. The belt was benchmarking at roughly Rs 11,400 to Rs 12,050 per square foot on smaller formats through 2026 — a mature mid-market band, with a competitive set within about five kilometres dominated by small local builders rather than listed developers. A 600-unit high-rise from a listed developer would sit at the top of this market rather than in the middle of it. Brigade Banashankari against its named comparables

The useful comparison at this stage is not amenity-for-amenity, because only one of these projects has a published specification. It is a comparison of what is actually on the record.

Arkha Sanctuary is the single most instructive comparable, because it sits on Sy. No. 82 — literally the adjoining survey number to Brigade's 83, 84/1 and 84/2. Same road access, same water table, same civic jurisdiction, same school and hospital catchment. We have not verified its registration, specification or pricing, so we publish none of those; a buyer comparing the two should pull its K-RERA record directly and compare declared carpet areas, declared completion date and promoter, not brochures.

Rainbow Uno is often cited as an Uttarahalli comparable. The Karnataka registry records its promoter as M/S. RAINVAS INFRAA and places it in Vasanthapura Village, 560062, rather than Uttarahalli, 560061. Its circulating price is uncorroborated and we deliberately do not use it as a market data point.

Brigade's own back catalogue is the real source of confusion here, not competing developers. A search for Brigade in Banashankari returns Brigade Omega, Brigade 7 Gardens, Brigade Komarla Heights, Brigade Petunia, Brigade Millennium, Brigade Meadows and Brigade Software Park — established Brigade addresses in and around south Bengaluru, none of which is this project. If a listing offers you a Brigade apartment "in Banashankari" today with a price and an availability date, it is almost certainly one of those, because this scheme cannot lawfully be sold yet.

Due diligence for a Brigade Banashankari buyer

  1. Ask for the K-RERA registration number and read it carefully. It must be a project registration containing /PR/, and the registered holder must be Brigade Enterprises Limited. A number containing /AG/ is an agent registration belonging to a broker and says nothing about the project.
  2. Read the Environmental Clearance yourself — proposal SIA/KA/INFRA2/570476/2026, EC identification EC26C3801KA5414542N, file SEIAA 108 CON 2026 — and check that the sanctioned plan you are shown matches its 600 units, its two towers of 4 basements plus ground plus 40 upper floors, and its 1,47,500 sq m of built-up area.
  3. Match the address. The sale agreement should describe Sy. Nos. 83, 84/1 and 84/2 of Uttarahalli Village, Uttarahalli Hobli. Treat any document describing the land as "Banashankari 6th Stage" as a question to be answered, not a formality.
  4. Pull the encumbrance certificate and the title flow for all three survey numbers, and establish the joint development structure — whose share is being sold to you, and whether the landowner's consent to the sale is on record.
  5. Ask which Greater Bengaluru city corporation issued the building licence and see the commencement certificate. This is a private parcel, so plan sanction sits with the jurisdictional corporation's town planning wing; the Greater Bengaluru Authority is an apex coordinating body and has not absorbed BDA, BWSSB, BMRCL or the RERA authority, whatever some property blogs claim.
  6. Ask for the Airports Authority of India height clearance and the permissible top elevation it grants, and check it against the building's actual designed height.
  7. Look up the guidance value on the Kaveri portal against Uttarahalli Village, Uttarahalli Hobli, Bengaluru South Taluk — not against a Banashankari 6th Stage BDA site, which is different land in a different hobli.
  8. Confirm the escrow arrangement. RERA requires 70% of amounts realised from allottees to be held in a separate account and drawn against certified progress.
  9. Drive the three routes that actually matter at peak — the school run to National Public School Banashankari, the trip to Vajarahalli metro, and the run to the Mysore Road office cluster. Map distances in this pocket are badly misleading; one school is six times further by road than it looks.
  10. Ask Brigade for resident association contacts at two or three delivered south-Bengaluru projects and call them about handover quality, defect rectification and the maintenance transition.

Editorial view on Brigade Banashankari

The evidentiary position is unusually good for a pre-launch, and that is the fairest thing to say about this project. A signed Environmental Clearance naming the survey numbers, the plot area, the tower configuration, the unit count, the parking count, the water and power provisioning and the landscape area is far more than most unlaunched schemes can show, and the developer behind it is listed, investment-grade rated, and has nine project registrations in this part of the city held in its own name.

The scheme the certificate describes is also genuinely differentiated rather than rhetorically differentiated. Two towers holding 600 homes across 41 above-ground levels each works out to 7.5 homes per floor plate per tower, an ordinary count; what is not ordinary is the ground plane, where landscape occupies 63.3% of the net site and ground coverage is 11.7%; parking runs at 1.67 spaces per home; and the clearance conditions themselves mandate solar generation on at least half the roof area and EV charging on at least a quarter of the parking. Those are numbers off a certificate, not adjectives off a brochure.

Against that, the gaps are real and none of them is minor. There is no RERA registration, which means no enforceable completion date, no declared carpet areas, no escrow protection and no lawful sale. There is no price, no cost sheet and no payment plan. There is no announced name. The unit sizes, the launch date and the possession date all rest on a single uncorroborated client information sheet. The height clearance from the Airports Authority is required and unconfirmed. And the location label attached to the project in circulation disagrees with both Brigade's own exchange filing and the certificate.

The correct posture for a buyer today is to track the project, not to commit to it. The single event that changes the analysis is the K-RERA registration: it fixes the name, the address, the carpet areas, the completion date and the escrow, and it is the point at which anything can lawfully be sold. Until it appears, any money placed against this project is placed against a document that does not yet exist.

Who is the developer, and how is that developer doing?

Is the Rs 1,200 crore figure in the news this project's value?

Brigade's Regulation 30 filing to BSE and NSE dated 22 September 2025 disclosed a joint development agreement for a residential project in "Banashankari, 5th Stage, South Bengaluru", spread over 7.5 acres, with a gross development value of approximately Rs 1,200 crore. That it is this project is a working hypothesis, not a proven fact. The arithmetic reconciles neatly — the certificate's net site area is 7.575 acres — but no filing ties Sy. Nos. 83, 84/1 and 84/2 to that agreement, so we do not publish Rs 1,200 crore as this project's GDV and no price on this site is derived from it. The only cost figure we publish is the Rs 198 crore project cost stated on the Environmental Clearance, which is a construction cost and is not comparable with a gross development value. It is also a different transaction from Brigade's 29 July 2026 outright purchase of two acres on Kanakapura Road, which several aggregators conflate with this one.

What approvals does the project actually hold today?

One, and it is a substantial one. Environmental Clearance was granted on 13 May 2026 by SEIAA Karnataka: proposal number SIA/KA/INFRA2/570476/2026, EC identification number EC26C3801KA5414542N, state file SEIAA 108 CON 2026, Category B2 under Schedule 8(a), Building and Construction. The application was made on 23 March 2026, the State Expert Appraisal Committee recommended it on 2 April 2026, and SEIAA took its decision at the meeting of 22 April 2026. Still outstanding are the building licence from the jurisdictional Greater Bengaluru city corporation, the Airports Authority of India height clearance that a building of this configuration requires, and the K-RERA registration. We state the AAI NOC as a required approval; we have no evidence that it has been obtained, and no one should tell you otherwise.

Has Brigade Banashankari launched, and when might it?

It has not. Under Section 3 of the Real Estate (Regulation and Development) Act 2016 a project of this class cannot lawfully be advertised, marketed, booked or sold, and no agreement for sale can be executed, until Karnataka RERA registration is granted. An Environmental Clearance comes from a different regulator entirely and confers no right to sell. The private information sheet circulating with this project gives a launch of Q1 2027 and completion of Q1 2032, both marked tentative on that sheet itself and neither confirmed by Brigade; we pass them on with that caveat and would not plan around them.

Can I book a unit, and should I pay anything now?

No, and no. There is nothing to book: without K-RERA registration the project cannot be advertised, marketed, booked or sold, and no agreement for sale can be executed. Registering interest simply puts you in line for the material that actually settles things — the registered project name, the K-RERA number, the sanctioned plan, the real configuration mix and carpet areas, a rate card, and a possession date committed to the regulator. If anyone asks you for money before a registration number exists, treat it as money at risk and get the refund terms in writing before you part with anything.
