Nos. 83, 84/1 and 84/2, Uttarahalli Village, Uttarahalli Hobli, Bengaluru South Taluk, Bengaluru Urban District, PIN 560061, exactly as the Environmental Clearance sets it out. "Banashankari" is the micro-locality buyers search on and is perfectly fine in conversation, but no registry will match on it. Keep it clear of Banashankari 6th Stage, a separate BDA layout in Kengeri Hobli, which is a different place entirely and not this project's address.

What leaving your details for Brigade Banashankari actually buys

One thing: a place in the queue for the documents that decide a purchase — the registered project name, the K-RERA registration number on the day it is granted, the sanctioned plan, the configuration mix with carpet areas alongside it, a rate card, and a possession date the promoter has committed to the regulator. No home is held for you, and at this stage none can be. Section 3 of the Real Estate (Regulation and Development) Act 2016 bars a project in this position from being advertised, marketed, booked or sold, and bars any agreement for sale from being executed, until that registration is in hand. There is nothing available to book, and an expression of interest creates no claim on anything.   3. The Airports Authority of India height clearance and the permissible top elevation granted. The clearance records 4 basements plus ground plus 40 upper floors and states no height figure at all.
  4. Carpet areas, not only super built-up figures. The 2, 3 and 4 BHK sizes in circulation come from a private information sheet, not from Brigade.
  5. The rate card and the full cost stack — base rate, premia, car park, clubhouse contribution, GST at 5%, and Karnataka stamp duty at 5% plus registration at 2%.
  6. The possession commitment as it will be filed with K-RERA, rather than as it appears on an information sheet.

Can I book a unit, and should I pay anything now?

No, and no. There is nothing to book: without K-RERA registration the project cannot be advertised, marketed, booked or sold, and no agreement for sale can be executed. Registering interest simply puts you in line for the material that actually settles things — the registered project name, the K-RERA number, the sanctioned plan, the real configuration mix and carpet areas, a rate card, and a possession date committed to the regulator. If anyone asks you for money before a registration number exists, treat it as money at risk and get the refund terms in writing before you part with anything.

How do I verify all of this myself, and what should I ask for at launch?

The Environmental Clearance is a public document: the PARIVESH portal carries proposal SIA/KA/INFRA2/570476/2026 and the signed certificate under EC identification number EC26C3801KA5414542N. The Karnataka RERA portal at rera.karnataka.gov.in publishes registered projects searchable by name and by promoter — search the promoter, Brigade Enterprises Limited, rather than the brand word, because a correct-looking number can belong to a different building. Brigade's live conviction in this corridor is verifiable the same way: Azalea at Brigade Meadows on Kanakapura Road is registered as PRM/KA/RERA/1251/310/PR/180826/008875, granted 18 August 2026, with Brigade Enterprises Limited as the registered holder. At launch, ask for the sanctioned plan, the AAI height clearance and the permissible elevation granted, the building licence and the corporation that issued it, the K-RERA registration certificate, carpet areas rather than only super built-up figures, and the possession date as committed to K-RERA.

Has Brigade Banashankari launched, and when might it?

It has not. Under Section 3 of the Real Estate (Regulation and Development) Act 2016 a project of this class cannot lawfully be advertised, marketed, booked or sold, and no agreement for sale can be executed, until Karnataka RERA registration is granted. An Environmental Clearance comes from a different regulator entirely and confers no right to sell. The private information sheet circulating with this project gives a launch of Q1 2027 and completion of Q1 2032, both marked tentative on that sheet itself and neither confirmed by Brigade; we pass them on with that caveat and would not plan around them.

What approvals does the project actually hold today?

One, and it is a substantial one. Environmental Clearance was granted on 13 May 2026 by SEIAA Karnataka: proposal number SIA/KA/INFRA2/570476/2026, EC identification number EC26C3801KA5414542N, state file SEIAA 108 CON 2026, Category B2 under Schedule 8(a), Building and Construction. The application was made on 23 March 2026, the State Expert Appraisal Committee recommended it on 2 April 2026, and SEIAA took its decision at the meeting of 22 April 2026. Still outstanding are the building licence from the jurisdictional Greater Bengaluru city corporation, the Airports Authority of India height clearance that a building of this configuration requires, and the K-RERA registration. We state the AAI NOC as a required approval; we have no evidence that it has been obtained, and no one should tell you otherwise.

What about guidance value, stamp duty and registration?

Guidance value in Karnataka is set per survey number by the Department of Stamps and Registration and published on the Kaveri portal, so a BSK 6th Stage guidance value is not transferable to Sy. Nos. 83, 84/1 and 84/2 of Uttarahalli Village — look up the survey numbers themselves rather than a layout label. On top of the agreement value, budget Karnataka stamp duty at 5% and registration at 2%; registration was raised from 1% on 31 August 2025, so any older calculator understates the bill. GST is 5% on an under-construction residential purchase.
